General Manager's Update - February

SCAQ’s advocacy efforts have been off to a great start! 2024 is a big one – with two elections, and a big policy agenda for our team to advance the strata industry in Queensland. 


We are currently in the early stages of preparing to engage with Government on the design of the Seller Disclosure Certificate that was announced as part of the Property Law Bill that passed in 2023. We want to assure members that we have heard their concerns regarding the certificate and the associated fee structure.


Both matters have been raised with the Government already and we will continue to advocate strongly to ensure there is appropriate compensation for the work required.


Sharing our Vision for a "Thriving Strata Sector"


Our aim at SCAQ is to achieve a 'Thriving Strata Sector'. This goal goes further than just advocating for legislative changes; it encompasses broader advocacy for the sustainability and viability of the sector.


It also means that we need a village to achieve change.


Earlier this month, I met with some of our key partners to share with them SCAQ's strategic vision and our hopes and challenges for the next year.  It is fantastic to work with our partners who share this vision and want to actively participate in the delivery our strategic priorities.


We have also welcomed new partners into SCAQ who also share that vision including Taubmans, CoEX, Productiv, Solace Financial, McAuliffe Painting and NLR.


Insurance in Queensland


We’ve been keeping up the pressure on the Government in our requests to: 

  • Review Government charges at both Federal and State levels that contribute close to 30% of insurance premiums to support cost-of-living relief for strata communities 

  • Improve mitigation and resilience funding to communities that are impacted heavily  

  • Pressure the Federal Government to review and improve the Reinsurance Pool in FNQ 


As I’ve said previously, I'm deeply concerned about the risk of underinsurance. It's a legal requirement for corporate bodies to have insurance, and it's crucial that this insurance is both accessible and fair for everyone. 


I'm heartened to see more organizations stepping up and adding their voices to the discussion on strata insurance in Queensland. I'm also excited about setting up our own Strata Insurance Taskforce here in Queensland. Our challenges are truly unique — just like Queensland itself! We need solutions that are specifically designed for us, along with the expertise to implement them. 


On the topic of insurance, I am particularly looking forward to the session with John Trowbridge at our upcoming Conference. Recently, SCA introduced a new Insurance Disclosure Best Practice Standard for members that was designed based on John’s recommendations.


As a member of SCANSIT, it has been a genuine privilege to participate in mature and open discussions on insurance disclosures with our colleagues across the country and see the high level of engagement that John has had with SCA in shaping our approach. It is these productive and collegiate relationships that forge positive outcomes.
